HVAC Technician II – Gainesville

HVAC Technician work is performed in a highly regulated critical environment that supports data centers, live animal colonies and sensitive research facilities on a 24/7 basis. These systems regulate environmental conditions required for research integrity and animal welfare. Failures or incorrect operation can lead to loss of research data, interruption of scientific operations, or harm to animals. Technicians at all levels are responsible for the operation, maintenance, modification, calibration, troubleshooting, and repair of commercial and industrial HVAC systems, high pressure steam & condensate systems, compressed air, process equipment, and other related systems as required by departmental needs. HVAC Technician Level II: Independently troubleshoots more complex issues without assistance and performs basic programming of existing systems. Trains junior technicians on routine maintenance and inspection tasks. Leads planned evolutions including outages, maintenance, and construction activity. Reliably resolves emergency system conditions including after hours response. Requires minimal supervision.

Key Responsibilities:

• Independently operate, troubleshoot, calibrate, install and repair HVAC & Process Equipment and other mechanical systems.
• Lead small-scale installations and commissioning of related systems. Manage contractors in the performance of routine preventative and corrective maintenance on systems throughout the building.
• Support project planning and coordination with contractors, engineers and the Landlord.
• Provide technical guidance and mentorship to Technician I staff. Utilize computer applications including a CMMS to document maintenance activities, generate reports, checklists, and other documents.
• Participate in on-call status and respond to on-campus emergencies within one hour on a 24/7 basis.
• Perform other duties as assigned, including shift work on nights, weekends, and holidays.
• Occasional travel may be required for training and/or support of maintenance activities at other sites.

Knowledge, Skills, and Abilities:

• In depth knowledge of Mechanical & HVAC principles.
• In depth operational level understanding of Building Automation Systems.
• Strong analytical skills for effective problem-solving.
• Able to operate and maintain a complex HVAC system in critical environments, utilize CMMS, read and interpret engineering drawings, wiring diagrams, refrigeration cycles, control schematics, and piping systems.
• Demonstrates a willingness and ability to quickly learn and apply new technical skills in facility maintenance and operations.
• Ability to perform basic maintenance tasks in other trades including light electrical, plumbing, mechanical, and building trades.
• Excellent verbal and written communication skills for effective collaboration and documentation.
• Level II Technicians are expected to independently resolve complex technical issues, train junior technicians on standard maintenance procedures, provide expert design support and consistently exhibit initiative and sound judgment while troubleshooting with minimal supervision.
• HVAC degree or certificate, mechanical engineering technology or related technical field.

Education Required: Vocational/Technical Degree
Education Preferred: Associate's Degree
Experience Required: 3 years
Experience Preferred: 5 years

Pay Range: $27.18 - $39.42
